We recognize that occasionally, a lead may not meet our strict quality standards.
In these instances, you may request a return within 7 calendar days of receipt.

What Is a Lead?
A lead is a homeowner (or someone speaking for them) who said they're open to talking about selling their property. It's a chance to start a conversation — not a promise of a deal. Buying a lead means buying the opportunity to connect with a potential seller. The rest is up to you.
Return Request Window – Seven Days
You have 7 calendar days from when the lead was delivered to submit a return request. After that, no returns will be accepted — no exceptions.
Every request must include:
- The return reason
- A clear explanation of what happened
- Supporting proof (call logs, screenshots, property records, etc.)
Requests missing documentation may be denied or delayed.
How Approved Returns Work
Approved returns are added as credits to your account. We typically review requests within 1–5 business days, though some may take longer. Submitting a request doesn't guarantee approval — we may contact the seller or do our own research before deciding.
Valid Reasons to Request a Return
1. Unmatched Criteria
The lead doesn't match the lead type or location you were bidding on — wrong county, an active MLS listing when you wanted off-market, or land on a single-family lead type. A property is not considered unmatched criteria simply because it is undesirable or less profitable than expected.
2. Fake or Spam Lead
The person, contact info, or property clearly doesn't exist. Suspicion alone won't cut it — please provide real evidence.
3. Invalid Contact Information
The phone number is disconnected, wrong, or missing. Provide call records or screenshots as proof. Note: if a valid email was included and doesn't bounce, you must try emailing for 4 days before this qualifies.
4. No Response - 12+ Contact Attempts Over 4 Days Required
If the seller never responds after at least 12 documented contact attempts (calls, texts, voicemails, and emails) spread over 4 consecutive days at different times of day, you may qualify. Your first attempt must happen within 24 hours of delivery. Document the date, time, method, and result of at least half of the attempts.
Note: Investors are notorious for not calling leads enough. This is no reflection on you, but the reasoning for this requirement
5. Wholesaler or Contract Holder
The person who submitted the inquiry isn't the actual owner and is trying to sell a contract instead. Provide evidence.
Note: Someone helping an elderly or incapacitated owner may still be a valid lead.
6. Seller Is Not Selling
The seller clearly states the property is not for sale. You'll need written proof or a call recording. A seller who just doesn't like your price or terms does not count.
7. Seller Didn't Submit the Inquiry
The person says they never asked about selling. Provide written or recorded proof. If a family member or co-owner actually submitted it on their behalf, it won't qualify.
8. Duplicate Lead
You already received the same property address from our system within the past 365 days. Leads from other providers, different properties from the same person, or leads older than 365 days don't count as duplicates.
9. Other
Doesn't fit any category above? Choose "Other" and explain thoroughly. These are reviewed case by case and approval is not guaranteed.
What Does NOT Qualify for a Return
Returns will not be approved for situations like:
- The seller rejected your offer or wants a higher price
- The seller is comparing offers or thinking about using an agent
- The seller's timeline is longer than you'd like
- The seller changed their mind after showing interest
- The property doesn't fit your investment preferences or profit goals
- You didn't have the funds or capacity to follow up
- You purchased more leads than you could handle
- You contacted the seller too slowly
- You didn't complete or document the required follow-up attempts
- The lead was unused or accidentally purchased
- The lead didn't result in a deal
Any seller open to selling within 6 months is not eligible for a return.
Our Review Process
We may contact the seller directly and do our own fact-checking. A request can be denied if we find the contact info works, the seller did make the inquiry, the seller is still considering selling, or you didn't complete the required steps. You must provide accurate information — falsified records or repeated bad-faith requests can get your account suspended or terminated.
Account Standing
We track return rates and follow-up activity. Too many unsupported returns can lead to:
- Extra documentation requirements
- Manual review of all future requests
- Reduced lead volume or delivery priority
- Suspension or termination of your account
Valid returns that meet this policy are always honored. We reward buyers who stay engaged and take ownership of their leads.
